We focus on communities with at least 30 lots.
City Water & Sewer Only
Properties must be on city water and city sewer.
60%+ Occupied
Communities with 60% or higher occupancy.
Southeast or Midwest
Our geographic focus is the Southeast and Midwest United States.
$500K to $2M Purchase Price
Target acquisition range of $500,000 to $2 million.
Less Than 10% RV Lots
Fewer than 10% of lots may be designated for RV use.
50%+ Park-Owned Homes
Communities where 50% or more of the homes are park-owned.
Seller Financing Considered
We are open to creative structures that serve both parties.
Mom-and-Pop or Long-Held Ownership
We specialize in working with original or long-term owners.
On-Market and Off-Market
We work with listed properties and private, off-market opportunities.
